Why this site is deliberately small
Cap Cana Homes is a curated shortlist, not a portal. We'd rather show you three good buildings than three hundred listings — and tell you plainly what we'd buy and what we'd skip.

Most Cap Cana websites are portals: every listing, every project, every price — because more inventory means more chances at a commission. The result is that the buyer does the filtering.
We work the other way around. We look at Cap Cana developments one at a time — the developer, the price list, the tax paperwork, the contract terms — and only what we can stand behind gets a page. Everything else stays off the site, and if you ask about a project we passed on, we'll tell you what we found.
Inquiries are answered directly, and viewings and transactions run through our partner brokerage on the ground in Punta Cana — people who work these buildings, not a call centre.
Three rules we don't bend
Facts before adjectives
Prices, delivery dates, and tax status stated plainly, with their source and date. Renders are labelled as renders. When a number is the developer's projection, we say so.
Short list, checked list
A project appears here after we've read its numbers and paperwork — not because a developer paid for placement. "In vetting" means exactly that.
Straight answers
If a unit type is overpriced, if a projection looks optimistic, if we'd wait — we say it. A buyer who trusts us next year matters more than a commission this month.
Test us with a hard question
Ask about a project we don't feature, a number that looks too good, or the clause in a contract you don't like. That's what we're for.
